TENANT INTERVIEW
PAUL CHAPMAN
Guestia Ltd
Paul Chapman is one of the founders of Guestia and has worked in software for 20 years. In 2018, after building a Guest Management platform for a major sponsor of the FIFA World Cup 2018 he spotted a gap in the market for an end-to-end event platform for use in sport. After nearly two years of product development and refinement, Guestia was launched in 2020 with McLaren Racing as its first customer. Fast forward to 2025, Guestia is now used by the majority of the F1 grid, sports rightsholder and several major sponsors and agencies.
Who are Guestia Ltd and what do they do?
Guestia designs and develops an innovative event and travel management platform which streamlines the planning and execution of events while enhancing the guest experience. Its multifunctional app provides users with personalised event and travel information, updated in real time, and removes the need for paper itineraries, spreadsheets or information packs.
It’s product is the go-to companion for event organisers, hospitality professionals, corporate teams, tour operators, and sports organisations seeking seamless coordination of every detail. It provides its software to over half of the Formula 1 teams including current World Champions McLaren Racing.
Guestia’s platform is highly customisable, allowing users to tailor it to their specific needs, regardless of the type or scale of the event. Guestia's adaptability allows it to serve a wide range of events and industries, providing a versatile solution for different users.
Why was CUTP chosen, as a location for your offices?
When searching for office space post-pandemic, Guestia assessed several local options including shared office space, private office rental and business parks. Guestia selected CUTP due its excellent transport links by both road and rail and the flexible nature of the lease.
What does the future look like for Guestia Ltd?
The last 12 months have been Guestia’s busiest and most successful to date. Our app and platform were used at 491 events, helping sports teams and guests travel across 40 countries in a host of sports from Formula 1, Moto GP, Formula E, Extreme E, sailing regattas and golf tournaments.
We have also experienced year on year revenue growth and continue to expand into new sports.
The overall vision is to become the solution of choice for end-to-end guest management in sports hospitality. We aim to achieve this by doing more of what we have been doing with brands and sponsors, and growing further into our core market of Formula 1, whilst also expanding into new sports and territories. We are pleased to be managing over 35,000 guests at the FIFA World Cup 2026 in USA, Canada and Mexico.
Any awards or recognition?
Guestia has been nominated for several local and national awards and were finalists in the 2025 Bedfordshire Business Awards as well as being shortlisted for the Event Industry Awards. In 2024, Guestia gained their ISO 27001 certification, showing our commitment to strong data protection and information security.
Has CUTP helped in anyway regarding the growth of the business and how?
The flexibility in the CUTP leases has enabled Guestia to move to larger units as our business has grown. Our first unit was a 4-person office, and we have moved several times and currently occupy a 28-person space in the Innovation Centre.
Due to the technology focus of CUTP there has been opportunities for collaboration with adjacent high-growth technology companies also. CUTP has been very supportive when we have requested permission to make alterations to units such as building new meeting rooms and have provided us with reputable companies to complete any building works.
Could CUTP do anything better?
The landlord, management company, facilities management and reception team that make up CUTP offer a frictionless service which enables Guestia to focus on growth.

CUTP ARE PLEASED
TO WELCOME
Mission Aviation Fellowship
to Unit 41 at the Innovation Centre
We’re Mission Aviation Fellowship (MAF), and we’re thrilled to be joining the Cranfield Innovation Centre community!
For 80 years, MAF has been flying light aircraft to reach people in some of the most remote and challenging places on earth. From delivering emergency medical supplies and disaster relief to transporting aid workers and connecting isolated communities, our mission is simple: to bring help, hope, and healing where it’s needed most.
As we look ahead to our what we might look like when we hit our centenary in 2045, we’re entering an exciting new chapter. We’ve chosen Cranfield as the home for our future Innovation and Support Centre - a space where we can grow, collaborate, and explore new ways to serve more effectively. Cranfield’s strong aerospace heritage, access to talent, and vibrant innovation ecosystem made it the perfect fit for our vision.
We’re especially excited about the opportunities to connect with like-minded organisations here at the Innovation Centre. Whether it’s sharing ideas, exploring partnerships, or simply saying hello over coffee, we’re looking forward to getting to know you.
Thanks for welcoming us—we’re so glad to be here!
Optimis Consulting Ltd moved to CUTP in January 2025.
We were particularly drawn to CUTP due to the quality of the accommodation, parking facilities and flexibility of being able to move offices within the same complex as the team expands.
Since arriving, what has been most impressive is how well run the building and shared services are. From the friendly and professional reception staff, variety of high-quality meeting spaces to the knowledgeable and committed Centre Manager, we haven’t had to worry about facilities and can just focus on running the business.

Thrilled with Our Move to Cranfield Innovation Centre – A Brilliantly Run Shared Office Facility!
We’ve recently made the move to a shared office facility, and the experience has exceeded our expectations on every level.
The space itself is modern, well-maintained, and incredibly well-organised — it’s clear that a lot of thought has gone into creating a professional yet welcoming environment.
The onsite café is a real bonus — great coffee, fresh food, and a comfortable spot for informal meetings or a quick break.
From day one, the reception team has been outstanding — friendly, professional, and always ready to help. They’ve made settling in easy and created a great first impression for our visitors. We also must commend the facilities manager, who is both approachable and highly professional. Their attention to detail and proactive support has made all the difference in ensuring a smooth transition.
We’re genuinely pleased with the move. It’s a fresh, energetic environment that reflects where we are as a business — focused, collaborative, and forward-looking.
A big thank you to the whole team, for making this such a positive step forward!
